Cotterell Cottages is a small-scale infill subdivision located in Boise, Idaho, designed to thoughtfully introduce additional housing within an established residential neighborhood while maintaining compatibility with the surrounding area. Situated on approximately 0.88 acres, the project includes four single-family residential lots, including the preservation of an existing home on site.
I led the rezone and preliminary plat process, working to create a low-density infill development that aligns with the character and scale of the surrounding neighborhood. A major focus of the project was balancing the City of Boise’s long-term goals for infill growth with the concerns and expectations of nearby residents.
Throughout the entitlement process, I worked closely with city staff, consultants, and neighboring property owners to address concerns related to neighborhood character, traffic, density, and redevelopment within the area. The final plan emphasized compatibility by proposing larger lot sizes, retaining the existing home, preserving mature trees where possible, and limiting the scale of new development to create a more seamless integration into the existing neighborhood fabric.
In addition to neighborhood coordination, I managed site planning and infrastructure considerations, including utility extensions, stormwater management, and sidewalk improvements that met City standards while accommodating existing site constraints.
Cotterell Cottages reflects a thoughtful approach to infill development—demonstrating how smaller residential projects can support responsible growth while still respecting the identity and stability of established neighborhoods.
