Westbilt Estates

Westbilt Estates is a master-planned residential community located in Caldwell, Idaho, designed to deliver high-quality housing, meaningful amenities, and strong neighborhood connectivity within a rapidly growing area near the Highway 55 corridor. The project spans approximately 65.8 acres and includes 194 single-family residential lots and 33 common lots.

I worked closely with the development team to guide the planning and entitlement process, helping shape a community that balances growth, livability, and long-term neighborhood character. A major focus of the project was creating a cohesive master plan that provides a variety of housing opportunities while integrating strong open space and amenity features throughout the development.

The layout was intentionally designed to create smooth transitions to surrounding neighborhoods while supporting the continued expansion of the area. Through thoughtful site planning, the project incorporates nearly 10 acres of open space, including multiple parks, a central community pool, pickleball courts, and an interconnected pathway system that promotes walkability and community interaction.

In addition to neighborhood design, I coordinated entitlement strategy and worked through infrastructure, connectivity, and compatibility considerations to ensure the project aligned with both market demands and the City of Caldwell’s long-term planning goals.

Westbilt Estates reflects a comprehensive approach to community planning—bringing together housing diversity, recreational amenities, and connected open space to create a neighborhood designed for long-term success and everyday livability.
