Oaks Landing Subdivision is a 15.39-acre infill residential community located along Middleton Road in Nampa, Idaho, within a rapidly evolving corridor transitioning from commercial intensity to a mix of multifamily and residential uses. This project presented a unique opportunity to create a well-designed neighborhood that serves as a thoughtful transition between these varying land uses.
I led the annexation, Planned Unit Development (PUD), and preliminary plat process, helping shape a vision that balances density, design, and neighborhood character. The final plan includes 85 single-family homes, incorporating both traditional detached homes and a bungalow product designed to support attainable homeownership while maintaining a cohesive architectural identity.
A key focus of my work was leveraging the PUD framework to achieve a higher-quality outcome than standard zoning would allow. This included introducing alley-loaded homes, reducing setbacks, and prioritizing shared open space and pedestrian-oriented design over larger private lots. The result is a more intentional, community-focused layout that emphasizes streetscape quality and walkability.
The project integrates over 2.3 acres of usable open space and an extensive pathway network that connects residents to a variety of amenities, including a central gathering space, sport court, dog park, and nature-based walking areas. Special attention was given to preserving and enhancing natural features along the site’s edge, creating a strong buffer and a unique identity rooted in the landscape.
I also coordinated closely with city staff and stakeholders to address annexation strategy, land use designation, infrastructure availability, and neighborhood feedback. This ensured the project not only met City of Nampa goals but also responded to the surrounding context in a meaningful way.
Oaks Landing stands out as a design-driven infill project where flexibility in planning tools was used intentionally to create a more livable, connected, and visually cohesive neighborhood.
