Regatta Crossing Subdivision - Annexation & Preliminary Plat

Regatta Crossing Subdivision is a 37.74-acre mixed-use development located in Nampa, Idaho, positioned between I-84 and Highway 20/26 within a rapidly evolving area shaped by both residential growth and expanding industrial employment. This project required a comprehensive planning approach to integrate multiple land uses while creating a cohesive and livable community.

I led the annexation and preliminary plat process, working to align the project with the City of Nampa’s Residential Mixed-Use designation. The plan introduces a layered mix of uses, including commercial frontage, townhomes, and multiple single-family zoning districts, creating a deliberate transition from higher-intensity corridors to surrounding residential neighborhoods.

A central focus of my work was organizing the site to balance diversity of housing with functionality and flow. The project includes over 150 residential units and a dedicated commercial area, designed to provide both housing options and convenient access to neighborhood services. By carefully structuring zoning and layout, I helped create a development that supports a true live-work environment.

The site’s natural features played a key role in shaping the design. Mason Creek and Purdam Gulch were integrated into the open space network, anchoring a system of over 5.7 acres of usable open space and regional pathways. These features not only enhance the character of the community but also connect it to the broader trail system and provide meaningful recreational opportunities.

I also coordinated infrastructure planning and entitlement strategy, including traffic analysis, floodplain considerations, and future roadway improvements tied to the Ustick Road corridor. This ensured the project could grow alongside the area’s long-term transportation and infrastructure plans.

Regatta Crossing stands out as a large-scale, mixed-use community that brings together housing, services, and open space in a way that supports both daily convenience and long-term growth in one of Nampa’s key development areas.
