Creek’s Bend Park Experience

Creek’s Bend is a future master-planned residential community located along Star Road in Nampa, Idaho. Inspired by the natural beauty of Ten Mile Creek, the vision for this community is to create a neighborhood that embraces its surroundings through connected open spaces, thoughtful amenities, and a design that reflects the character of the landscape.

I led the Comprehensive Plan Map Amendment process, advocating for a land use designation that better reflects the existing development pattern and provides a more compatible transition between established neighborhoods and surrounding rural properties. Rather than introducing commercial or high-density residential uses in a mid-block location, I worked with City staff to demonstrate why a medium-density residential designation was the most appropriate long-term solution for the site.

Beyond the entitlement strategy, I helped establish the project's overall vision by using Ten Mile Creek as the defining feature of the community. The concept centers around preserving and enhancing the natural corridor through integrated pathways, open space, and neighborhood gathering areas that encourage outdoor recreation and community connection. Planned amenities include a central gathering space, picnic pavilion, small amphitheater, and a destination park along Ten Mile Creek that will connect to the future regional pathway system and the Highway 16 Waterways District.

Throughout the process, I worked to balance long-term planning goals with compatibility, connectivity, and thoughtful community design. Creek’s Bend represents an approach to land planning that looks beyond individual lots and streets to create a neighborhood that complements its surroundings while contributing to the broader vision for future growth in Northwest Nampa.
