Blueberry Hills is a thoughtfully planned mixed-use infill community located in Meridian, Idaho, designed to blend high-quality residential living with neighborhood-serving commercial space. Situated on approximately 8.87 acres, the project includes 20 single-family residential lots, four commercial lots, and 11 common lots, creating a community that balances housing, connectivity, and everyday convenience.

I led the annexation, zoning, and preliminary plat process, working to transform an underutilized property into a neighborhood that aligns with the City of Meridian's vision for strategic infill growth. A key component of the project was creating a seamless transition between surrounding residential neighborhoods, commercial development, and public land while incorporating small-scale office and commercial uses that complement, rather than compete with, the surrounding community.

Throughout the planning process, I coordinated infrastructure planning, phasing strategy, easement modifications, and neighborhood outreach to address community feedback and ensure the project could move forward efficiently. I also worked closely with the project team to develop a neighborhood centered around quality design and livability, incorporating over an acre of open space, a central pond, walking paths, a covered picnic pavilion, landscaped gathering areas, and dark-sky lighting to enhance the resident experience while respecting surrounding properties.

Blueberry Hills reflects my approach to land planning by balancing thoughtful entitlement strategy with community-focused design. The result is an infill neighborhood that not only provides new housing opportunities but also creates a lasting sense of place through intentional amenities, connectivity, and compatibility with the surrounding area.
