Hunters Path Subdivision Annexation & Preliminary Plat

The Hunters Path Subdivision is a 23.86-acre residential development located in Caldwell, Idaho, strategically positioned near I-84 and the US 20/26 corridor within a rapidly growing area of commercial and industrial activity. With close proximity to schools and a planned city park, the site presented a strong opportunity to deliver much-needed housing in a highly accessible and desirable location.

I led the annexation and preliminary plat process to bring this infill site into the City of Caldwell and align it with the City’s vision for mid-density residential growth. The approved plan includes 125 single-family residential lots designed to meet increasing housing demand while efficiently utilizing existing infrastructure.

My approach focused on creating a connected, functional neighborhood that integrates seamlessly with surrounding development. I worked to incorporate over 2.8 acres of open space, including a centrally located amenity area, neighborhood parks, and a network of pedestrian pathways that enhance walkability and provide future connectivity to the adjacent city park.

In addition to land planning, I coordinated closely with engineers and agencies to address utilities, stormwater management, irrigation, and traffic considerations. The Traffic Impact Study confirmed that the development could be supported with minimal off-site improvements, allowing for a streamlined path forward.

This project stands out as a strong example of infill development done right: bringing new housing to a high-growth area while thoughtfully connecting to existing infrastructure, nearby schools, and future community assets.
