Spring Shores Commons

Spring Shores Commons is a thoughtfully planned residential mixed-use community located at the northwest corner of Cherry Lane and N 11th Avenue in Nampa. The 12.54-acre site was originally annexed and zoned commercial with plans for storage units, but remained underutilized as an open field because the property was not well suited for that use. I led the rezone, Development Agreement modification, and preliminary plat process to establish a new vision for the property that better responds to the surrounding area and Nampa’s long-term growth.

The proposed community includes 68 residential lots, one commercial lot, and seven common lots, with a mix of single-family homes and townhomes. The project is designed around a strong sense of place, incorporating pedestrian pathways, landscaped corridors, gathering spaces, and meaningful open space throughout the neighborhood.

I worked closely with the project team and City staff to develop a plan that balances housing diversity, neighborhood compatibility, connectivity, and long-term livability. The community includes approximately 18.5% qualified open space, with a central amenity corridor featuring gathering areas, picnic spaces, a flex lawn, half sport court, shaded pavilion, pocket seating, and a linear dog park.

Neighborhood outreach was also an important part of the process. I facilitated a neighborhood meeting to hear directly from surrounding residents, with density and the future roundabout among the concerns discussed.

Spring Shores Commons represents an opportunity to transform an underutilized property into a cohesive, connected community that provides a variety of housing options while contributing thoughtfully to the continued growth of Nampa.
